To style your home or not to style? This is always a conversation I have with each of my clients when it comes time to sell. You see, if your home doesn’t communicate to a mass audience through common aesthetics, you not only won’t get as many people through the door with photos, you will also leave money on the table. By increasing your number of showings, you increase your probability of receiving multiple offers and excited buyers! People often need help visualizing a space so that they can better understand layout and decor options.

For some of you that have been following me along on Instagram for awhile, you know that I purchased a rental property back in 2016. Well, I wanted to show you first hand what some minimal cosmetic updates can do to spruce up a room.

Take for instance my dining room. By applying a new coat of Alabaster White Sherwin Williams paint, changing out the light fixture, and updating the furnishings, the room took on a whole new personality! These minor updates helped me elevate my rental income from $1,400 per month to $1,900 per month. Think what it could do for your resale value!

The Home Styling Process

Now you might be asking yourself, what does the styling process consist of? Well, this will vary depending on where you are at in your own home buying + selling journey. If you have purchased a home and have already moved out, it will look much different than if you still live in the home and are looking to sell before moving.

No matter the logistics, here is a high level breakdown of what you can expect.

  1. Customized Strategy & Action Plan - After an initial consultation and review of market insights, a customized design plan, marketing strategy, and timeline is developed.

  2. Home Improvements - Together we discuss impactful upgrades such as paint, countertops, lighting, window treatments, etc.

  3. Home Styling - 5-7 days before your home is ready to hit the market, high style furnishings will be leveraged to style your home to help entice prospective buyers.

  4. Styled Imagery - A professional photographer will then capture your home, highlighting it’s character & charm for digital and print marketing.
